REO Triplex
Just came on this morning. Went to view it doesnt look bad at all. Lots of cosmetics -
3-2 br units, at least one can be 3 br. 3000 sq ft.
ARV 250K(easy)
Needs about 40k repairs
Rents 2700/month
Bank is asking 135.
Now I know the odds are stacked against me here but I'd like to try 85K. I have not signed the offer yet but I'm thinking of a no contingency cash (well HM) offer. Maybe I should put a strong deposit on this? Would it make a difference?
They want proof of funds which I have a letter from my HM, but it's clearly not the same as true cash, so maybe a heavy deposit would lean it my way? What do you think? How much?
