The only reason not to use it would be accessibility (only certain SW stores carry Mautz but most in Madison do and I believe they have one remaining store on Odana Road that is exclusively a Mautz store) and price.

Have them sign the exclusive right of sale agreement for your agent and the as-is sales agreement.Next make sure you have all the paperwork required from the bank.

In addition, if you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a speciality trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.

This is definitely not an exclusive relationship you will be building though, and you will need to correspond with a lot of different brokers to find a deal.

@Paul Yun You must own the property for 2 out of last 5 years to get the capital gain exclusion on your personal residence.

It could be more apparent if the off-market deals everyone talks about are exclusive, as many other agents advertise them on multiple platforms.

I would love using the MIS method, but I need to find a Dealer (and Lender) who would agree by contract the only recourse the Lender would have in the event of default is exclusively against the Dealer, and not Seller. 

Are the two mutually exclusive?
