Definitely fulfillment - anything that involves physical labor or administrative work I exclusively farm out in every situation.Re: mail piece - the #1 rule is that you need to have whatever mail piece you are sending have the leads name and address on the front of card.

It is maybe half price of sending postcards but it isn't personalized and sometimes gets stuffed into those newspaper looking coupon pages that are always in the mail.

I have not seen them, but I have seen evidence like recent newspapers and gas station sandwiches with recent "best buy" dates.I did e-mail the city about this and they said they would have an inspector go to the location to secure the property and make sure they cannot get in.

When you pick the right rental properties and property management to do the actual work,your personal location is irrelevant.I know many investors who live in California and invest exclusively in Ohio,Indiana,and Tennessee multi-family properties and never even meet the tenants or deal with any of the headaches that they can bring on.Some are retired and travel full time in RVs and boats and never have a permanent home.
