I would say with good time lines and excellent plan and permits already reviewed. 

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

As far as the renovations, I used a local contractor, also lucked out in that regard, the guy was excellent and it was godsent having him handle many of the logistics i.e. receiving packages that I had bought to ship up to the house for the reno, among other things.

Perhaps I misjudged some comments and their motive but my only point to @Emily K. was don't give up and yes you can do it.The only reason I even mentioned me owning property was not to say I know more than someone else, rather it was to lend credibility to my argument that people who own property and do STR also do arbitrage and it does in fact work (at least for me). 

@Veronica Giggers for amortization schedule excel has one you can download and tweak the numbers and amortization period really easily.

I was looking specifically for using hours conducting real estate appraisals or home inspections, does anyone have any credible information if these hours are allowed or not?

Having a credible website that you can drive traffic to is very effective.

@Justin Anderson The point about parties is excellent.

You are a business, and you need to be credible.

Also, one of the homes I was using as a comp was excellent (same style, general floor plan, age, sq. footage) but it had a pool in the backyard.
