They tend to be out of state owners we are buying them from.

We are looking to be out of debt except for primary mortgage at our current residence by this time next year.

We are different when it comes how and where each person wants to established their business.

I enjoy meeting new people and am currently seeking a mentor to help me get started.

Also, to my knowledge, we are the only ones who can see current and old property disclosures unless we share those, so that's really helpful to know if they disclosed old structural issues or anything of the sort!

I have been doing a lot of reading and researching (on biggerpockets and else wear), but feel stuck/nervous about getting into my first investment.

Nine out of ten people trying to hide their credit from a mortgage lender (we are housing providers, just like you as a landlord), they are hiding their credit for a reason, so be careful that you don't come off to lenders the same way a tenant applicant hiding their credit from you as a landlord, comes off to you as a housing provider.
