Farmington Bank used to offer such a product; however, it is no longer available once they were acquired by People's United Bank.I am open to going under FNMA standards; however, if you do not have a loan package I would be eligible for, can i ask whether your institution makes portfolio loans to real estate investors?

I needed $10k down, $10k to start the rehab (I would later get reimbursed according to a "draw" schedule), and $10k in reserves, so $30k in liquid cash.They also checked my credit, score wasn't too important they stated, but they did want to make sure there were no liens, judgments or foreclosures

Yes, I have separate expenses - Office Supplies, Meals, Gas/Fuel, etc.Generally, you'll want to take a look at the appropriate tax schedule - Schedule E for rentals, Schedule C for small business - and use those same expense categories for your bookkeeping.
