Earlier this year I bought a duplex in Mooresville.

This basically made a lot of SFR or duplexes being used as short term rentals limit their income potential and made the income on par with what you could get with long term tenants. 

We are looking for a duplex or tri-plex in Everett or Lynnwood area to fix our commuting problems.

Id like an immediate wall of separation between our current state and our future acquisitions.I guess I'm not sure how to weigh the penalties and fees of a 401k loan/disbursement against the accumulation of future cash flowing assets (with the ability to refinance).

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

My mom lives in a nice one but you will never see one on the market as a whole because they are built more like townhomes that share a wall or two (think a square divided into quarters that remain square) and are usually sold as individual townhomes.

I live in a house hacked duplex currently living expense free.

(I did a similar thing for the chimney in my duplex; well worth the $125 to get a professional's opinion about keeping it, how much it would cost to repair, etc.)

My question is: Is it more appealing to out-of-state investors looking to invest in Kansas City, to have a 5-plex commerical multi-family, or to have them subdivided into a 3-plex and a duplex side by side so you can get a residential loan on each of them separately?

Looking specifically at the 3.5 FHA on a duplex or tri, after the BP preachers have spoken it’s word for so long to really amp up any type of rei.
