While examples are numerous, they include co mingling personal funds with corporate funds, the use of the corporate form to promote fraud, the use of the corporate form as an alter ego (i.e. under capitalized, lacks business formalities, etc.), amongst others. 

Upon further research, the owner is in his 70's, has been in business for 50 years and has a pretty large and diverse portfolio, including 736 other multifamily units in eight separate complexes, a self-storage/car wash, three mobile home parks, several commercial properties, several undeveloped parcels and several single family homes.  

@Oyinkan Prater I second Micah Redden, you need to define your criteria since you are looking at a very large and diverse area.

But, I think the fact that the city itself is surrounded and supported by strong, diverse suburbs is a huge bonus.

In defense of BP, the diversity of topics covered by them already on their podcast is vast and already offered a comprehensive understanding of the real estate investing industry.

@Nathan Christensen The Lehigh Valley is a strong and diverse market, with plenty of opportunities to house hack 2-4 unit small multi family properties.
