Just seems like being a licensed agent adds a layer of difficulty to wholesaling.

I haven't looked into the difficulty in getting a mortgage.

Biggest downside to turnkey IMO would be the difficulty of buying a turnkey property with in-built equity.Many investors are always after some fat being left on the bone and this is hard when buying turnkey as the provider wants to make sufficient margins on the product for the services provided.Thanks and much success.

Like everything else though much of it will boil down to good numbers *plus* your experience in real estate investing in general *plus* your experience with investing in that particular area *plus* your ability to weather through potential difficulties.

So, it's just from understanding your labor rates and time required as well as the difficulty of the job.

It's far from easy making deals in person, and adding distance to that only amplifies the difficulty 10 fold.
