What are the best strategies or success stories using private money?

m a wholesaler and ive been wanting to use different strategies for a while like seller financing, i dont want there to be only one option to homeowners who dont want to sell their house far below market value seen as thats the only offers i make.

We also knowingly gave up a critical backup exit strategy due to HOA rules, and then needed them when we were having a hard time selling.

The strategy I've chosen as a start is wholesaling in order to create cash flow.

My initial strategy was simple, find and analyze Fourplexs deals in the Lexington, KY (or Bluegrass area) off of Zillow.

I am looking to find a strategy that is also helpful to clients who are being foreclosed on by the bank.

My strategy would be buy, remodel, rent and hold rather than flip them - looking at the cash flow instead of depending on appreciation.It would be difficult to manage a purchase of a property from a broad and tenancy agreement, but even more difficult to manage a remodel!
