@Joe Villeneuve I 2nd this comment, completely agree, and $100/month was never going to cash flow.. there will always be obstacles that you will have to use money to overcome.

The only commercial GSEs are through the SBA and USDA, and specialized programs under HUD, such as Section 42 Tax Credit projects that may include single family residential detached (1 to 4 family), otherwise they will be on the consumer side.
