Don't get a guru who wants thousands of dollars from you but you should be ready to spend hundreds per year on your education and networking.Concerning marriage, you become a better judge of character when you age, and you will understand not just what she wants but more importantly what you want better at a much later age (say when you are 30+ or even 35).

In reality, whether or not you are found guilty simply, being hauled in front of the judge to explain your actions is terribly stressful and very expensive to just defend yourself even if you are eventually found innocent.

I would not do a discounted rent because if they don't pay but snowplow judge could interpret that you accepted service as some form of rent or the agreement will get scrutinized with an eviction.

(sorry nathan) we have effectively used our cash for keys offer successfully half a dozen times with one case being they never cashed the check.. so I would give them 10 days to get out and up to 500$ if they left the property in good condition (10days better than 45 and 500 better than 750 - 1250$) I would NOT recommend evicting yourself as having and experienced attorney on your side and in front a judge is best.
