id look at johns comments about the rents and tenants. if you want to manage those type and that income class then go for it but there are firms with a bout 1000000x money than you and I and none have a strategy to buy in neighborhoods like that. 

Any insightAll you're really doing is adding living space, just like a garage conversion or garage apartment.Fundamentally this is prepositioning project, and is a solid strategy.

Biggest problem is that managing a Turo rental is more hands on than managing an STR, and is more difficult to do remotely.But if you can find a way to do that work, you've basically got two businesses where every customer for one is a free, super valuable, super targeted lead for the other, with the opportunity to offer a bundle discount to close the deal.
