If there's no additional credit check fee for both the applicant and guarantor, then it's included and so it would actually be on the low side. 

They don't even pay ME, they pay Cozy for the background/credit check. 

I initially planned to leave my wife's name off of my investment ventures so that if something went wrong and I go bankrupt, it's just my credit that's affected and not both of ours.

I credit that to having a clear and outlined checklist for the tenant to follow during move out to insure they get their full deposit back. 

How many bankruptcies can I have before I’m considered bad credit?

I’ve had an easy time renting (low vacancy), easy time collecting money (low credit risk), and very limited damage.

My credit score is improving, but not the greatest. 

I myself am not. and most flippers are not GC's  so all of us non GC's need the developers license.. now there is no test just pay the fee. you must have proof of insurance and a 50k bond.. the bond and insurance for those that have little to no money or bad credit can be a stumbling block.

While I am having a property manager take care of the day to day, is there a nice piece of software out there that I can keep track of this and future rental properties?
