The logistics of renting out a house piecemeal like that - scheduling the cleanings, etc. - sounds like a nightmare to me.

My wife and I have spent the last week and a half cleaning a rental of ours.

If this is not an option I would call around and find a clean, safe reasonably priced hotel and see if you can make a deal for a 2-3 week stay.I expect my tenants to pay the rent and take care of my property.

How much of that extra $900 a month (or $30 per day) is chewed up by the necessary furniture, appliances, utensils, linens, appointments, maid service, B&B and visa card commission, and hotelier paperwork, increased maintenance and cleaning due to frequent turnover, vacancy factors during turnovers.

So why would you expect the tenants to leave the property clean and in good condition when they leave?

Person renting from you will likely take care of small repairs (add this to your agreement).The house is professionally cleaned after each stayIf the house does really well as a STR, you could do it your self at the end of the lease.
