Knowledge is key and I'm sure there are some decent opportunities in your local areas -- check Craigslist daily, speak with real agent agents about investment properties, go to meet ups, etc.  

They can’t review the “hot” deal their broker just sent them because they’re too busy categorizing emails in color coded category’; they can’t attend the on line networking session because they need to switch over to a more detailed CRM system; they can’t visit the property going up for auction because their scheduled weekly garage cleaning is running overtime…..The Educator – This person never feels they have enough knowledge, experience or education to properly evaluate an investment.

I enter this platform hoping to learn new things without any selling contents and connections with experience real estate agents that are willing to guide me.

Some have caps and still have availability.This is all to say, hook up with a real estate agent that knows about the laws before you get too deep in any analysis.
