We recently had a case where we contacted the Chicago public health department and they were instrumental in intervention and supportive in our efforts to have the tenant notified that the unit be cleaned or vacated. 

They keep dodging me coming to do a inspection of the property which makes me think they are hiding things.They just texted me saying I need to pay him  $800 for when the electric was out!

I have not done it myself, but I think it is a great idea for a bunch of reasons... just make sure your LLCs are squeaky clean.  

Those wood floors may clean up with a refinish...

I am a licensed HVAC journeyman and also have experience in electrical and plumbing.

The tenants have done surprisingly well to keep it clean.

It's out in gravel switch but it doesn't need much work, just mostly cleaning and some drywall patching.

A tenant is moving out and I think I'm to the point where the process of cleaning and sealing the floors would be difficult or impossible. 

I have not cashed it because I want to keep my books clean and not have any "business" money in my personal checking account.  

If the LLC did not own the properties, did not actually spend the money for the expenses or accept rents then you should claim the expenses  under your own name.If the money ran through the LLC then the LLC would claim both the income and expenses.If it was some combination of the two then you have a bit of a mess to clean up.
