I'm deciding whether to look at out of state opportunities or to mimic a property I already manage in Indio, CA cause the margins are great for vacation rentals.

I don't believe that Trump can take away section 8 from those that have it for no cause.  

I get nervous when I have to assume rent growth, raising rents, hope that rents would go up and expenses would be static (unlikely if inflation is a cause), etc.

So about a month ago, we sent notices to renew our tenants leases, we received a reply from one of our tenants(married couple, great quiet tenants, always pay on time), she said that her and her husband were struggling in their marriage and were thinking about splitting in August, so wanted to know is they could do a shortened lease and if she could find roommates afterwards cause she wanted to stay either way.Anyway I gave her the Five Love Languages audiobook(my favorite relationship book) and she said she would give it a listen.

Did you have any notice (actual or constructive) that the siding was in some type of disrepair or had the potential to cause dangerous condition?  

POBoxes can cause problems with credit card companies and some deliveries.

That could cause new piers as well. 

Risk of having to pay for property expenses out of pocket, risk of timing issues causing you to be late on property taxes or utility bills and putting the whole property in jeopardy.  

Reason I ask is that the PM will charge one month rent to find a new tenant plus vacancy and I figure asking for that big payment will cause the tenant to really ask herself if she can afford to stay there.
