The advantage is that accelerating the depreciation will act as a tax shield for our earnings during the course of the year, lowering our tax liability – the downside is that we need to be committed to owing the property for a long, long time (in our case the plan is to own it forever & hand it down to our kids).

Otherwise maybe you can collect a consulting fee for walking your buddy through the steps that THEY will need to do in order to manage the property (still guidance, still earning, but NOT managing the property).That's all I've got.
