Below is a screenshot of the model results but see below for a break out of the assumptions:Purchase price = List price (room for negotiation)Closing Costs = Estimate from lenderDown Payment = requirement from lender @ 25%Interest rate = rate offered on a two unit rental from lender Total rents/Month = current rents in place (room to raise based on market) Property taxes, Insurance, Water/Sewer, Trash removal = all reflect actual amounts paid by current ownerVacancy rate = 10% of gross rent Cap Ex = 5% of gross rentMaintenance & Repairs = 5% of gross rentMonthly free cash flow = $155Total ROI = 7.14%My question is simple, do you think this is a good deal?

only owned a few years so not that deep into payments etc.running full 360 months out at current vs after cash out the difference in the life of the loan interest is about 55K or so ... assuming my math is correct running amortization on both scenarios out 360 months, adding up total interest payments etc.in my head im thinking the long term cap rate gains and cash flow on the property far outweigh the added interest payments over life of loan.

You could potentially get a lower rate, down to 8.5% - 9%, the leverage would be at 85% - 90% of purchase & 100% of rehab costs (capped @ 75% ARV) and 1.5-2points origination @ closing, with no doc prep fee.
