I have not bought his class/group because there is so much to learn and do first from his free content, that keeps me very busy trying to get up to his basic level.Another good source is Robuilt but Sean Rakidzich is several steps ahead.

Lesson learned and will be more careful in the future.At this point, I am going to have an attorney send a formal letter to cancel the contract and return part of the down payment less the work that's done.

Looking forward to learning more of the processes and expanding into a few short to medium term rentals.  

I will definitely have to sit down and figure out what area of study goes along with what I want to do and learn.

That said, through conversations with brokers in the area (and evidenced in the comps I’ve created) I’ve learned that this strategy may be slightly outdated as most properties are currently at market rents given the current rental environment, expenses aren’t a realistic lever to rely on to add value, and there is a real risk I get priced out of the market by buyers with cash, 1031 exchanges, and with longer term hold strategies willing to pay an extra $10-20k per key.
