You could negotiate in a frequency of visits from your property manager that you are satisfied with but you will have to micromanage them to make sure they are actually visiting and then they will probably charge you some ridiculous amount for each one (or a higher percent).If you are burned out on managing your own properties you will have to accept that a PM will not manage them to the same level that you are and be willing to live with the risk that the houses are not being kept up as nice.

I have done everything from mobile homes to mansions and have just gotten tired of seeing everyone else make tons of money and me just barely scrape by. 

Everyday above 30 degrees you are saving money because you are not burning fuel or "creating" heat.

A "building-ready" lot is worth around $100k and there are plenty of these with old mobile homes, in about that price range, that can be quickly replaced with a new house, without having to go through time-consuming septic approvals, environmental reviews etc.

Also, looking for real estate agents who have experience in finding mobile home parks or good land deals!!

We decided after that near-burn to begin looking in Pueblo, about 50 mins from where we live now.
