I plan to start wholesaling and possibly flip an occasional house or two but also produce multiple cash-flow properties in the process.

It can be quiet the heachache occasionally but also alot of fun.

You run into the occasional doctor or dentist that buys a property that they can't handle (due to time and distance) and just want to get out of but it is rare and the apartment brokers typically have a long list of buyers that will snatch up any decent deal.

Occasionally you get lucky with someone who trusts you right away and just happens to be looking to do real estate deals.
