@Cole Black I knew I was ready when I felt that I couldnt gain any more knowledge by reading, and that the rest of my journey needed to include 'doing'.

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

Look, one has to understand the context of when RDPD came out, it was a vastly different world, to put it in terms just remember many television shows were still in black and white at the time, no joke. 

The tenant thing is mostly psychology, black magic, and a whole sh!

The roof was black at the time and the attic temps trended over 150º on a sunny day.  

Since the property is on MLS, the owner's agent priced it based on comps so you need a black on white proof why your offer is lower.

Now with the carpets out and fresh paint on the walls (done after the pictures below were taken), it smells much better :)This is a picture from an MLS listing from 2010:  Here it is today, after my husband demo'd the wheelchair ramp:We're planning to paint the exterior trim Greek Vanilla (SW) and replace the shutters with black vinyl.

Some folk go for dark (black) which can look striking but it screams "rental unit" in my book.
