Of course, the biggest question right off the bat is why would you spend $210k on a property that you only expect to be worth $150k>As far as the analysis:You can probably pull back repairs and CapEx to 15% combined.

This is one of the biggest ripoffs n DIY painting (like practically every Zinsser product aimed at the DIY market) because straight dewaxed shellac outperforms it for 1/2 the price -- all you need to do is paint three coats of paint over the shellac instead of two.

Personally, I use our company's app as it's the fastest I have found, now that doesn't give me FSBOs and I think that Zillow is still the biggest platform used for FSBOs.
