Investment Info:

Other commercial investment investment in Rosarito.

Purchase price: $80,000
Cash invested: $16,000

The property was not fully developed, it was partially built, with a bank loan I finished it and made it ready for market, the investment has been fully paid and the property management has been a great learning opportunity.

What made you interested in investing in this type of deal?

Investing in a commercial property seemed safer than residential at that time, I was not mistaken and it has been a great learning experience that has given me the confidence to embark in bigger projects and also advise my clients based on my experience.

How did you finance this deal?

Bank loan

How did you add value to the deal?

By flipping the property before renting it out, that way the commercial value became higher and it meant a higher revenue.

Lessons learned? Challenges?

Despite not knowing anything about property management, I certainly learned the hard way but it has definitely paid off now that I am working as a real estate broker and managing commercial and residential properties.
