They undoubtedly overpaid for the homes which were bought by the least savy homebuyers who have now got into trouble/overleveraged and need to cash by selling a portion of their equity in the first place, thus NADA's positions will likely fall faster than the overall market as they have this intrinsic flaw of no price discovery in their methodology. so either NADA makes out like a bandit by fleecing stupid Americans (not a unique business model) or NADA bought overpriced homes near the PEAK, since they just started business in late 2021, and they will incinerate your investment better than Cathie Wood, I'm getting my popcorn ready to watch this %&*@show   :)

Ive never hired legal help, would it better to find local or can I look in other parts of nj also since it seems most everything can be done online?

Is it better to renovate the basement of your house and turn it into a legal basement apartment or join a JV and use the money to make a down payment on another property to rent out?

This benefits today’s buyers, because there is less competition for the current supply of houses in the market and it puts you into a better position to get the house that you like and want.

Davis County is slightly cheaper than Utah County and likely has better growth, I would say this area is best area to target.Fix and Flip Opportunities:The current market is not great for fixing and flipping 4plexs and Duplex's in Utah, On all of me and my investors recent purchases, the ARV is not great and I think that caprates uncompressing is hurting this type of strategy as well.

Buyers better get ready for the fact that they're all going to need to sign buyer agency agreements in the near future if they want to work with an agent because of the DOJ. 

Its a very strange situation, I see lake fronts charging 400-500 in the summer which is understandable so I as well as the others in the area without it charge $190-250.Now like I said many of the one bedrooms in the area are not up to the standard that mine is and have bad occupancy at $140 a night in the slow season but I did find a property which is farther off the water and a few neighborhoods over that charged $275 a night and is pretty packed but no better than the $140 ones. 

The better question is, what type of market can I invest in and use my advantages (location, relationships) to maximize my effectiveness.
