Any creative ideas or known banks that would accept this situation to close?

I'll bump up the numbers, you're right I shouldn't fully bank on their numbers being accurate. 

@David Tamayo banks require significant due diligence to fund a commercial loan. 

If I pick up a property for say 60% of appraised value and I put together a lease option to an end buyer for 100% of appraised value on a 3 year term, after a seasoning of 6-12 months from the bank, can I refinance the property for 70-80% of appraised value while it is under lease contract?

But two trends do:1) Banks and lenders going rogue on their lending standards is troublesome.

Considering all funds are going to senior holder, it seems logical that the two banks would negotiate in order to complete approval process.Is that how things go?
