Using a gift for Investment Property

Good evening BP community, have a situation with one of my real estate clients. She already owns a home and we are in the process of purchasing a property for her sister. The mortgage officer had the sister gift her $20k we were supposed to be closing within the next 10 days. Come to find out today that the underwriter denied mortgage because their guidelines state gifts can't be used for investment properties which the mortgage officer should've known. Now we're in trouble trying to figure out a way to close this deal without asking for a seller for an extension. Any creative ideas or known banks that would accept this situation to close? Thanks
