Don't mean to hijack this thread but I think it is relevant.Would anyone buy a note on a Doublewide on land?

I invested in undeveloped land and I did smal land pre developments for owners builders in area of vacation homes in Southern CA mountains.

If the lender is willing to play ball, and continue accepting payments, then her best bet is to come up with money to make the payments.I know of no way to possibly come up with $350K quickly without having something of value to use for collateral.

The land alone would go for 800k+++ if someone like wendy's, bk, etc. wanted it.1/2 ac. lot.

I'm involved in all facets of real estate, from residential, land and commercial brokerage, to real estate land development, new home construction, the occasional renovation and enjoy real estate investing of all sorts, primarily buy and hold large land tracts.

Not to mention the millions of dollars he's cost homeowners, by landing that thing on their roofs.

Generally speaking, they do not play ball.

IF you cant afford to buy it, then you have to look like a sleaze-ball and back out.

Well as for the types of deals I'm trying to work on, I'm leaning towards Assignments/Wholesales for starters, but I'd like to find out more about land investing eventually.

I have yet to have any deals where letting the REO agent double end the deal would have made any different to me getting my low ball offer accepted or not.
