I would wonder where the 12% return projection comes from and what assumptions go into that.

Good points, my original assumption is that just by placing this house on the MLS will do 90% of the marketing needed.

There seems to be an assumption that students have to live in high end housing to enjoy college.

Hello all,I have been sitting on the sidelines the past three years and have regrettably avoided pulling the trigger due to the assumption that prices are wildly inflated and not wanting to buy at the peak. 

Are the occupancy #'s you're using in your assumptions accurate if it's actually pulling from on Lower Whitefish Lake or one of the other lake epicenters in the Brainerd market?

I would go in with the assumption that everything will need to be replaced or repainted and negotiate based on those repairs.

My assumption is shortly after closing, but based on some comments above (i.e. asbestos siding, buildings being too close) I wonder if I can get an insurance agent involved prior to closing.
