I suspect the AG ruling may prohibit such an arrangement but my point is, Oceanpointe may continue operations with a truly licnesed broker running the show, in official capacity only.

Terms of the lease or even going over it can be before the application if circumstances warrant with any lease term issue that's surfaces.I'd read the statute carefully and see what the requirement is as to timing of disclosures and arrange my process to comply to the letter yet keeping the qualification guidelines held close to the chest as long as possible reducing the time an applicant could review them and manipulate information.So long as your guidelines are written so that leeway to ratios can be applied with some clarification I'd think that is great.My example at the lower end certainly applies but we can also consider higher income tenants.

Hi Shaun,It will just come down to the arrangement you have with the investor.I have had numerous people wire funds into my business account when I was doing JV deals.They can also wire funds into a nominated attorneys trust account or if they are buying a property it would go into the title companies trust.Just depends.You might run into with issues when completing the wire.

A word of caution though, the PHA will likely take a dim view of such an arrangement if they find out, so make sure everyone is on the same page. #4 File an appeal.
