Alternatively, raise the rent to market rate.

To social distance, I made a list of all of the materials that I was going to need, and made one trip to Home Depot in the beginning to get everything at once, so that I wouldn't have to keep going back & fourth numerous times.

If your strategy depends on future values and future rents (or even current values and current rents), or if it depends on you being able to get another loan to refinance, you need to have an alternate exit strategy.

Alternatively, I suggest you reach out to a mortgage broker to work with. 

@Dave Nye the alternative to your 1031 is a Deferred Sales Trust, not be confused with a Delaware Statutory Trust.  

I would think if you have materials on site and you are doing the work yourself, you may be ok.
