I call them back and schedule a showing....advise them that they will receive a reminder text or email, they must confirm a reminder link 2 hours prior to appointment.

Market for your buyer once you find one you could either rewrite the contract between the seller and the buyer cutting you out and having them also sign the assignment of contract and forward the papers yourselve to the title company or you could advised the buyer of the title company and they will have him sign everything.
