They offer a lifetime warranty and will make free adjustments if ever needed.

I'm just curious does anyone use a home warranty company, such as American Home Shield as their so-called maintenance person.

Home Legend brand from Home Depot has a 50 yr warranty and sometimes sells for 0.89/sqft online. 

Secondly have a title agent perform a warranty deed or quitclaim deed for you on the properties you own. 

My concern with that is they will just sub contract the work out which typically males any warranty difficult to follow through on.

None of the properties I'm interested in offer a general warranty deed.

I'm a newbie, so take this for what it's worth, but the general idea is to either quit claim or warranty deed the property into your LLC, depending on your state, I believe.
