Home Warranty Companies

I'm just curious does anyone use a home warranty company, such as American Home Shield as their so-called maintenance person. I understand that it is a monthly fee and another fee to go out for service call as needed but it is beneficial. How do you all manage the maintenance aspects of your rentals if you are self-managing? Thank you for the input.

    Not a fan of home warranties personally. Their interest is making money for themselves, not in keeping your property in the best shape. By the contract they dont have to rush out to your property so if your A/C goes out your tenants could be going a few days without A/C or heat. For our business we have a relationship with a local handy man who can usually get to the property within 12-24 hours to atleast assess an issue for us. If he can provide a fix he will, or he will refer it out to local trades to fix.
