It's been pretty tough to find anything that cash flows lately, so we're going to move ahead despite this after being told it's not an uncommon situation in this particular submarket.We'd like to try and up zone so that it's no longer non-conforming.

We are open to investors helping us, but need to learn more about this process as well.  

There are about a dozen or so other STRs just like this in about an hours radius of myself.

As I am building this plan, is there a rule of thumb I can use for future value based on NOI?
