I bought my first house for myself in 1997, and paid $50,000 less than the neighbors on either side with similar homes,  put every cent I could lay my hands on into updating and improving it, and seven years later sold it for more than double what I paid for it.

With that being said, every market has both its similarities and differences.

Prices can be similar to inland California and the central valley. 

Btw, the way Meetup works is, once you sign up for one club, it will pour over a ton of similar recommendations your way.

All together they are paying about $500 a month less than similar spaces and I do a lot of maintenance for them (I live in the building.) 

Haven't checked on Hubzu in some time, but in the past I have seen similar scenarios and the property was NOT REO even though the listing stated it was.

Your long term goals are similar to mine.
