So my suggestion would be to take cash flow you earn now, as is and use that to pay down the lowest balance mortgage.

Sorry this is long winded, but I hope it's of interest to many of us and can start a thread of suggestions and input.  

Or if they have done that they refuse to make the adjustments we suggest in relation to finding strategies etc. 

Obviously this will be my first time land lording any major hurdles or suggestions to research on this topic?

The reason I suggest doing this upfront is because you will likely need to sign loan docs via a notary on video chat from Afghanistan, which only a few title companies will go for.Stay safe, and remember to hoard food before Ramadan. 

I strongly suggest you figure out these goals prior to purchasing anything if you haven't done so already. 

Talking with my agent he suggested replacing the roof.

What they are suggesting is mortgage fraud.
