Does anyone have EXPERIENCE with the maximum amount of money they can pull out of a free and clear owner-occ SFR on a cash-out refinance? 

One of the things I'm currently try to figure out is how to pull good comps when I'm looking at deals and what it will be worth.

Sounds like you're off to a good start, don't get stuck in this phase be sure to push forward and pull the trigger.

I have a house I'm looking to wholesale but I have a concern about the roof.It was replaced a couple of months ago and the seller thought that the roofers were pulling permits but I can't find any evidence of permits being pulled on my city website.The roof was a tear off and a secondary moisture barrier was installed underneath.

Unfortunately, our property manager IS the Broker/ Owner of the company but we will start pulling info together for a complaint.  

After investigating further, we discovered he had done a complete gut renovation without filing for any permits - with the uncertainty whether it was done to code, we ended up pulling out of the deal.
