Depending on your area you'll likely have enough for a downpayment after a few deals but you'll also have to qualify based on income & employment requirements, filing your tax returns a specific way, etc. 

I'd rather not wait to file 2021 taxes which would clear us so anyone out there know of any options either locally in TX (North Dallas area) or nationally?

Hi @Derek Young, We had a similar question for our CPA and he suggested to separate all personal expenses from investing expenses to avoid confusion when filing taxes.

Its in Missouri, city water and city sewer. 22 pads all rent for $700 (POH) and currently all full.

@Natalie Kolodij - false, you can deduct the annual state filing fee of an LLC which you can not deduct if you do not have an LLC.
