Mobile home park help

I have cold called a lot of mhp in my area. I had one reach back out to me. Its in Missouri, city water and city sewer. 22 pads all rent for $700 (POH) and currently all full. The homes are 05-09 houses, all on the outside look in very good shape. Would love some feed back on what to offer. This would be my first deal in this mhp space. Thanks for all the help in advance!

What is lot rent in the market? What can you sell those homes for (cash)? Who pays utilities?
