The inspection isn't very hard, make sure the plugs are grounded, the hot water works, the toilets flush, drains work and light switches work. 

Going forward I intend to be more in the Nashville and Huntsville areas, and would love to connect with anyone trying to get into the creative finance and multifamily space, as well as anyone who is already in the space and looking for more opportunities.

I haven’t felt it myself but she says she sometimes will be taking a shower and then all of a sudden the water will get very hot.

Of course they are always in favor of anything to increase bookings.We've been told hot tubs and pet friendly make a big difference. 

Although in a hot market, this is pretty much useless and gut feelings usually work better.Again, If you are buying in a market you are extremely familiar with, you probably don't need an agent.

I invest in Jacksonville Beach because I liked visiting there, saw a lot of improvements coming to the area long term, and saw how hot the real estate market was in places like Tampa, but that doesn't mean it can't work there!

Preferably someone in Nashville area, but open to location so long as there is adequate experience.

I don't know about out there but in Nashville, including builder fees, build cost is around $185/sf.
