I might suggest renting a car, if my memory serves me correct they are all 1-2hrs outside of Cancun. 

I've been considering a property near one of my kid's colleges that is  currently a multifamily. 3 units: 2/1, 1/1, 1/1.

I have a few options to either use a cash down payment or tap into my primary home equity, about $400K worth of it.
