Hi John,You need to break down for what purpose.If the restaurant is selling it's business then bizbuysell.com has what sellers are asking in the area.If you are selling the land and the business then those are different comps.If you get into a NNN,NN, or ground lease is being sold then those are yet another set of comps.Deductions will also be made on the restaurant itself.

Just to verify time & location for the Southern Tier REI - there are 2 threads discussing this group, this one says the Vestal Library, 630pm, the other says the Brother's 2 Restaurant, 2901 Watson Blvd, Endwell, NYAlso, they say at 6:30, and recently 6:00 PM was mentioned?

@Tony Stancato Yeah so this is very similar to what I look for when I'm scouting for an apartment building for my investment group.We look at:Schools in the areaShopping/Restaurants - if a walmart or brand name coffee shop is nearby its usually a good signCrime rates (use trulia)Is the population trending or down?

It's an Ideal location as it's right next to downtown long beach 5 minute walk to stores restaurant, 10 min walk to the beach aquarium and everything.
