Traditionally the market does cool down from August till March. 

Briefly, this IRS tax law allows you to use the $ from house (investment)  'A' to pay for house (investment)  'B' and to delay the tax payment on the capital gains from selling A.

Regarding the Midwest, I have wear many hats over the years but these days I’m focusing on growing my wholesale operations, we’re currently in 3 states we do mostly SFH in B and C areas and I’m also developing my rental portfolio, actively purchasing multifamily in the 3 markets we’re in.

Home prices in March were 13.2% higher in March, compared with March 2020, according to the S&P CoreLogic Case-Shiller National Home Price Index.

@Chris Gottshall Like @Michael Baum and @John Underwood have said I have only had a handful of COVID cancellations other than the initial wave that hit last March.  

The second tenant didn't move out until March 2017!
