Multi Family in Palm Beach County Florida

Is there anyone in the Palm Beach county that can provide some insight into the small multi-family housing (2-4 unit) market, specifically in Boca Raton or Delray Beach. I have a friend there who sends me current listings from the MLS and some, if not all seem to be way over priced. There are duplexes there selling for 300k + and only getting $1800 - $2000/ month in rent. It's the same thing with Tri and quads. Are these landlord trying to unload their properties hoping to take advantage of a newb? Thanks for any help you can provide!

Boca, in particular, is an appreciation play.....not a cash flow situation at all, never has been.
