Hey @Alex Jacobs, I'd start by finding a solid investor friendly agent in your local area; definitely meet with a few of them, but ideally you will find someone who has a decent network that can connect you with resources such as a solid lender.

I'd talk to the tenant as ask to split the cost. 

I would imagine they mention something about lease minimums somewhere.

Appreciate the responses but I'd rather pay off my primary first and free up my cash flow before I purchase an investment property.

Hey Zane, I could be wrong but I'd be shocked if you're able to find positive cash flow in Houston.

I'd rather have one good property than two dodgy ones.
