If they don't work, they don't earn money. 

I would definitely recommend keeping your UT home and putting that equity to work to earn a higher return elsewhere!

You can drive around your desired areas, look for parcels that have been sitting for a long time, appear dilapidated, etc and then find out who owns the property by searching for a "Parcel Viewer" online in your area if you don't know the address.e.g.

There's a lot of risk in building for the bank and when the build is done and sold, their loan closes, so at best they're earning interest for a year or so, making the loan less desirable than other products.

The property is valued at $2 million, the rehab budget is $600,000 the ARV is $4 million and my desired wholesale fee is $200,000. 

The minimum wage was never intended as a tool to allow someone to earn a living wage.  

Although a pain, search for your desired counties' millage tables which should detail each town's exact millage rate.

It is more desirable and you can do a larger deal with the same amount of equity.

Agree that a bathroom is more desirable than a wet bar.
