I also reached out to Proper Insurance, but they informed me that they can't offer their standard policy due to the elevated fire risk at my property.

the first property I purchased was in Cleveland back in 2005 a single family that I purchased for  22k cash and i rehabbed it after work and on weekends this property was in the hood I put 12k in it put a tenant in and sold it for 79k to investor who an real estate agent referred me.

I have made a Bridge Loan to them on their Pueblo Springs Apartment project--they are passed due in paying off the loan and are not responsive with information to resolve that situation. 

I've been using this platform since my college days to connect with and learn from fellow investors.
